Bundled Golf Naples FL Weekly Real Estate Report
The increase in showings over the last two weeks has resulted in a net sales number of 14, which is the highest in quite a stretch. This only counts those transactions that have a contract and where the status has been changed from Active to Pending. I have 2 sales where the status has not been updated by the listing office. However we had significant number of new listings so the net Actives have gone up from 359 last week to 365 this week. So what is going on?
I have not figured this out yet, but have some good ideas. In the meantime, rental demand has been super strong for the 2012 Winter season. HERITAGE BAY has less than 5 condos left to sell, which should bode positive news for the rest of the Bundled Golf Market in Naples FL.

Housekeeping duties.
- The Golf outing became a “Golfless” outing with 6.5 inches of rain! We had a great dinner, and party etc. and I have pre-paid golf passes for those of us who got rained out. I WILL BE IN TOUCH.
- This was a very slow week in Sales, with only one new contract (net of cancellation)

Inventory levels are creeping up (NOT GOOD) Heritage Bay still has about 14 units left in the LAST CONDO building, which will deliver by November 30, 2011 I am hopeful that this will remove some of the downward pressure on prices.

Our Northern residents seem all to have arrived at once. Welcome back! Inventory levels have risen again, from 333 units to 346 units. I was correct in predicting an increase in sales activity, based on the traffic we saw over the last weekend; however, it was still rather anemic with only 4 sales. I think this level of sales is a reflection of the economy, and that the only remedy will be a clear indication that the era of Hope and Change is over. Important tips for your Laundry Dryer
These need to be cleaned out periodically, and as I found out the hard way, there are consequences if you DO NOT. Multi-family units usually have this done as part of Condo Maintenance; however single dwelling residences need to get someone up on the roof, and behind the dryer. For heaven’s sake, DO NOT ATTEMPT this yourself. I can recommend a licensed contractor who will do this for you, just e-mail me a request for their name.

As you will notice below, there was only one closing (hint, check the “Bundled Golf Naples FL Quarterly Report “), which is a reflection of the lack of significant sales volume in prior weeks. The week was fairly active with showings, so hopefully the sales agreements will not be far behind. I am disturbed by the increased inventory levels. Naples Lakes has been adding significant inventory since July 1st, 2011 and Forest Glen has not been able to reduce its inventory levels.
GOOD NEWS: Heritage Bay is 2 months from being sold out and built out in Multifamily, and is 5 to 6 months away from delivering new units at Treviso Bay (the TPC course acquired by Lennar Florida) I am hoping that this gives us a window to whittle down inventories.
TRIVIAL PURSUIT: There was one closing for the last reporting period. What was it, how much was it, and where was it.

This is absolutely amazing. The Question was “Which Community had the highest $sales/square foot?”
100% of the 41 responses were “NAPLES LAKES” The correct answer is Naples Heritage from November 1, 2010 through January 31, 2011.
WHY did Naples Heritage do so well? I am curious and would like to hear from you. I have my theory about why and will share it with you next week.

All of these communities are fiscally sound and have good reserves in the Bank. There 51 M.L.S. reported closings in the last Quarter ending January 31, 2011. The average price per square foot was $124.08/s.f., going from a low of $100.70 to a high of $140.42.

BUNDLED GOLF NAPLES FL MILESTONE REACHED
This is the first week since May 2010 where the number of net sales EXCEEDED the number of new listings!!
