Bundled Golf in Naples FL- Babcock Pistol and Rifle Range
Our golf courses are being groomed and readied for the beginning of another season, traffic appears to have increased at Costco (people starting to trickle back from summer trips?). Sales are steady at a very moderate rate, dictated by lower prices. Inventory is static, except at Naples Lakes, which seems to be creeping slowly upwards.
Of trivial interest. A number of my readers are trying to get a mid week outing to Babcock Ranch to use the pistol and rifle range, and have asked me to conduct a straw poll, the idea is to get a caravan together and make a day of it. Let me know if you might be interested.

Sunday’s Naples FL Daily News
Sunday’s Naples Daily News offered some sage advice. Don’t shop for a home on price alone, instead judge properties on what suits your needs, and then determine a fair purchase price through a vigorous analysis of recent sales. (Example, this report) Even though the market has changed and continues to change, these fundamentals will always apply. This report is intended to give you that basic knowledge.
Total units in each of these communities are approximately 800 condos, carriage homes, homes with pools (villas, twin villas etc) and estate homes. A quick glance is very revealing; Forest Glen and Naples Lakes each have about twice the inventory as do the others. A prospective buyer or seller needs to answer the question, why? These 2 are feeling downward price pressure and buyers and sellers should formulate different strategies.

News You Can Use! Bundled Golf Communities, Naples FL
Highlights for the week:
- Inventory is holding steady at 210 units, the bulk of it in the condos
- Vanderbilt led the way with 3 sales, offset by 3 new listings
- The lower priced condo units have come off their lows set in 2009, and are pushing $101.00 per square foot at Forest Glen and at Heritage Bay
- Heritage Bay is down to 12 inventory units (that is good for the whole market)
