We have added 3 additional Golf Communities; two of them are Bundled (Twin Eagles and Treviso Bay) as well as The Quarry. The number of active listings was reduced again from 377 last week to 367 this week (net of the three extra Communities)

I have been asked by Twin Eagles to invite a small group of Golf enthusiasts to play Twin Eagles one morning next week. The cost will be reduced to $70.00 and will include Lunch, as well as a $13,000.00 discount on the purchase of a Lennar Home in their new Community at Twin Eagles. 2,300 feet under air, 2 car garage, pool/spa and Bundled Golf, 2 full 18 hole courses that are now Bundled, plus much more. We are planning to make it next Tuesday and will be limited to myself plus 7 other players. Let me know.

I am very encouraged to see net sales outpace new listings, this week it was 17 to 14. Also, not showing on the report are 2 of my listings at Heritage Bay that went to contract over the weekend. I continue to see a very healthy prognosis for our market. I suspect that the same trends will begin to appear elsewhere in Naples and eventually Nationally. I was the first to advocate Sell fast and Buy slow. I am changing this to a cautious Buy Now, and Sell Slow!!

It has been a pretty busy season so far. We are slowly eating into the inventory. This is a slow process, if you get 2 sales in a community and 1 new listing; the inventory has only reduced by one unit. However the general trend is that we are inching our way to a balanced market.

This has been another good week for sales, for sellers, and for me. Sales have exceeded new listings for 2 out of the last 3 weeks. That is an excellent development. When a community gets below 5% (40 for 800) that will create stability, and below 3% (24 in your typical bundled community), will lead to higher prices.

Inventories rose from 369 to 384. My theory is that the increased sales pace firmed prices upwards in some Bundled Golf Communities, which led to a slight increase in willing sellers. The rate of sales below has not yet reflected the number of showings, which should generate additional sales in the coming weeks.

We are experiencing a tremendous surge in showing activity, some positive numbers (14 sales ) inventory reductions (-1.8% in my sample grouping of Bundled Golf here in Naples Florida 376 units). If this number drops to below 325, we should see some modest price increases. The “DOWN” elevator has to first stop before changing directions and going up. I feel that we are that point. If you have any friends that want their piece of Paradise (NAPLES FLORIDAS CROWN JEWEL), SEND THEM OVER TO ME. I will treat them very well and help them find what they want.

The weather has been Chamber of Commerce ‘perfect’:  Hotels are full of visitors. Seasonal Rentals are at full occupancy, so things are looking brighter than they have for the longest time. Net sales and new listings are in balance, as you will notice in the charts below. The number of distressed properties flooding the market has diminished appreciably, BUT I caution, not evenly. Some communities still have more than their fair share, and so inventory levels have not receded in these communities. The market did not go ”BOOM” across the board in 2004/2005, nor did it collapse evenly in 2006. This distinction is evident by product types. Condominiums with covered parking are being absorbed at a somewhat slower rate than those with garages (Coach Homes, Carriage Homes, and Verandas)

USING THE REPORTS:

My suggestion, look at the Quarterly report for the community you are interested in. Next week compare the “Changes” report to this report that will show you which properties have had a change in status/price/newly listed etc.

Bundled Golf Naples FL Weekly Real Estate Reports 1/9/2012

There was a small increase in inventory, due mainly to a bunch of listings that expired at the end of the year, (reducing last week’s numbers) and as the listings got renewed, it brought the level back up to where it was late December 2011. There is a lot of action in the market place, which will increase the number of sales to be reported in next week’s report. For those who have followed along last year, I reported that Heritage Bay had no more new condos to build, here is an update: they sold the last of the Coach Homes last week, another positive move for resales across the spectrum of Bundled Golf Naples FL residences.
