Bundled Golf Naples FL Weekly Real Estate Report
We are experiencing a tremendous surge in showing activity, some positive numbers (14 sales ) inventory reductions (-1.8% in my sample grouping of Bundled Golf here in Naples Florida 376 units). If this number drops to below 325, we should see some modest price increases. The “DOWN” elevator has to first stop before changing directions and going up. I feel that we are that point. If you have any friends that want their piece of Paradise (NAPLES FLORIDAS CROWN JEWEL), SEND THEM OVER TO ME. I will treat them very well and help them find what they want.

Bundled Golf Naples FL Weekly Real Estate Reports
The weather has been Chamber of Commerce ‘perfect’: Hotels are full of visitors. Seasonal Rentals are at full occupancy, so things are looking brighter than they have for the longest time. Net sales and new listings are in balance, as you will notice in the charts below. The number of distressed properties flooding the market has diminished appreciably, BUT I caution, not evenly. Some communities still have more than their fair share, and so inventory levels have not receded in these communities. The market did not go ”BOOM” across the board in 2004/2005, nor did it collapse evenly in 2006. This distinction is evident by product types. Condominiums with covered parking are being absorbed at a somewhat slower rate than those with garages (Coach Homes, Carriage Homes, and Verandas)
USING THE REPORTS:
My suggestion, look at the Quarterly report for the community you are interested in. Next week compare the “Changes” report to this report that will show you which properties have had a change in status/price/newly listed etc.

Bundled Golf Naples FL Weekly Real Estate Reports 1/9/2012
There was a small increase in inventory, due mainly to a bunch of listings that expired at the end of the year, (reducing last week’s numbers) and as the listings got renewed, it brought the level back up to where it was late December 2011. There is a lot of action in the market place, which will increase the number of sales to be reported in next week’s report. For those who have followed along last year, I reported that Heritage Bay had no more new condos to build, here is an update: they sold the last of the Coach Homes last week, another positive move for resales across the spectrum of Bundled Golf Naples FL residences. Please email me or call me (239/850-1366) for specific details on any one property (pictures, virtual tours etc.) are available on request.
If anyone wants to be removed from this subscription, it is as easy as sending me an email saying “please delete me” from these reports.

Market update
Heritage Bay has sold out of condos. There is constant advertising on the radio for long distance truck drivers, both owner operated as well as employee drivers. There are more dump trucks on the road than I remember seeing any time since 2006. These are leading indicators. I am having more and more showings on my listings. Everything bodes well for the coming Christmas and New Year’s period, keep your fingers crossed!!

Bundled Golf Naples FL Weekly Real Estate Report & Highlights
Bundled Golf in Naples FL – Highlights for the week:
1. Heritage Bay has sold all of their remaining condos and all but ONE Coach Home!
2. The one Carriage Home sale from 2 weeks ago, has generated the re-sale of a Villa at Vanderbilt Country Club, which in turn generated the purchase of a large home in the Golden Gate Estates sector of Collier County.
3. The largest category of golf course inventory is the condos. I posted my personal listings which number 22 at the moment. 12 of them are on Parkstone Place in Vanderbilt Country Club. Please review the listings and call me 239/850-1366 or email me if I can be of any assistance.
If we can find the key to moving some of this inventory (this is true at all of the golf courses), then we would begin to see the wheel turning. That is why I see line #1 above as being critical to the rest of the market place in Collier County.

Bundled Golf Naples FL Weekly Real Estate Reports
This was a very active week for showings and new pending sales contracts. Sales were about the same level as last week, and 10 less units came on the market as new listings. We are not balanced yet, but this is an improvement. Heritage Bay has completed Building #24 (30 unit Condominium building) and this is the last one, and should be sold out by end of November. This coincides with the fiscal year end for Lennar, no coincidence there! Anybody wanting a heck of deal on a 3 car garage estate home, and can write a check for it by November 30th, you should get ‘Ready to Rumble” Call me (239/850-1366) or email me for details.
Heritage bay has been the driving force on prices, so we should get some breathing room until they get the replacement Golf Course ready (TREVISO BAY). Here are the numbers for the week.

Bundled Golf Naples FL Weekly Real Estate Report
The increase in showings over the last two weeks has resulted in a net sales number of 14, which is the highest in quite a stretch. This only counts those transactions that have a contract and where the status has been changed from Active to Pending. I have 2 sales where the status has not been updated by the listing office. However we had significant number of new listings so the net Actives have gone up from 359 last week to 365 this week. So what is going on?
I have not figured this out yet, but have some good ideas. In the meantime, rental demand has been super strong for the 2012 Winter season. HERITAGE BAY has less than 5 condos left to sell, which should bode positive news for the rest of the Bundled Golf Market in Naples FL.
