Inventory continues to shrink, slowly, but steady at the rate of about 1% per week. It augers well for the coming seasons: both mini season (July 4th to Thanksgiving), and the real season (winter 2013). Traffic counts are down in the open houses, but there are still many people readying to trade up. The table below is just a summary snap shot of the last 3 months. The inventory levels are slowly being eaten up, that is a good sign for the economy. Another supporting sign of this recovery is that the winner of the last Trivial Pursuit Q&A has not bothered to contact me for his $50.00 certificate for a good seafood dinner. I cannot use it, thanks to my Vegan diet, so initials RR check it out!!

I had one of my condos at Heritage Bay go to contract last week, along with 2 of the Vanderbilt Waterford condos. None of these sales is reflected yet on the attached reports. What does that mean? I have a sense that people are staying a little longer this season than typical. The golf courses are getting lots of play. Most of my activity has been from direct referrals, and so I am in our debt with thanks and appreciation. (You know who you are!)

We are planning another little outing to Louland (Port of the Everglades) Wednesday, after lunch. Call me if you would like to join us.

It seems that while the renters have mostly gone back, our seasonal residents are staying a little longer. Downtown 5th was jammed so tight, parking was impossible to be had. The Naples paper has become very positive about the Real Estate outlook for our area (of course, they are 5 months behind my reporting!) Sales have moderated somewhat, however the number of new listings has also slowed down somewhat, as we reach equilibrium. The very best values are still available witness the number of International buyers.

Here are links to the Vanderbilt Country Club maintenance schedule as well as their reciprocal list. If anyone has this information for the other golf communities, please forward it to me. It makes it easier to plan outings as well as to schedule kids and grandkids.

I have been frozen, cold, and wet, and not seen the sun in 3 days. Now I know why Canadians are flocking to Naples. Their currency is very strong, Naples Real Estate has never been better priced (we are at 2002 pricing), our weather is unbelievably great, and their weather is just brutal. They rationalize that they had a mild winter!!!! It is April 22nd, I really would not want even a mild Winter.

OH CANADA welcome to paradise. If you live up here, are retired, and have some money, and you don’t come to Naples, you are a Psychologists dream come true. I will be hosting wine and cheese Happy Hours at several Canadian Country Clubs in the Montreal area. I think it will be easy to entice them away from the Psychologist’s Couch to Naples. In the meantime, thanks to GO TO MY PC.COM I am able to send this out of my Naples Computer. Amazing technology.

The real estate market suffered through some pretty tough times starting November 2005. Most people never realized the plummet till 2006. It did not crash like the North Korean Rocket, it stopped going up, and property began to stick, inventory increased. November 2011, five years almost to the day, marked the end of the down spiral. It is like an elevator going down. What is the first thing you have to do if you want it to go up?

Right answer – You have to stop it. And then it begins the climb up. That is where I see it and here is why?

1.            There are no new units coming on the golf market at the moment (remember 80% of this market are condos)

2.            The economy is starting to come to life.

3.            There are 10,000 Baby Boomers retiring every day.

Just like the boom did not hit across the board, all at once, nor did the beginning of the collapse in November 2005 hit all subdivisions at once. Look at the inventory numbers; they are all over the place some up, some down.

As expected with the Holidays, the Community Pools were full of visiting Grand kids, there was a record set at the Naples Visitor Center, and Naples Airport broke all records for arrivals. The flip-side is that house hunting slowed down to trickle. Cannot expect to have a houseful of family and take them house hunting, can you?

It has been a pretty busy season so far. We are slowly eating into the inventory. This is a slow process, if you get 2 sales in a community and 1 new listing; the inventory has only reduced by one unit. However the general trend is that we are inching our way to a balanced market.

This has been another good week for sales, for sellers, and for me. Sales have exceeded new listings for 2 out of the last 3 weeks. That is an excellent development. When a community gets below 5% (40 for 800) that will create stability, and below 3% (24 in your typical bundled community), will lead to higher prices.

Inventories rose from 369 to 384. My theory is that the increased sales pace firmed prices upwards in some Bundled Golf Communities, which led to a slight increase in willing sellers. The rate of sales below has not yet reflected the number of showings, which should generate additional sales in the coming weeks.
