Bundled Golf Naples FL Weekly Real Estate Report
OVERVIEW:
A detached villa with pool sold and closed for $415,000.00 at Vanderbilt Country Club, while establishing a “good price point” it was the only sale for the week. Rentals (seasonal) have been very strong for Winter 2012. I have nothing available over 1800 square feet, whether Coach, Carriage, Villa, or Estate Homes. If you know of any units please let me know!
GOOD NEWS:
I had 3 walk-throughs lined up at Heritage Bay this morning in building #22. The significance for all of us is that building #23 is the last building they will build, scheduled to close in November 2011.
LAST WEEK’S VANDERBILT COUNTRY CLUB BOARD MEETING:

New easier to use format.
Example #1… If your interest is Heritage Bay, and you just want a quick fix on any movement in the last week, just open the Heritage Bay file. It will show you what changed in the last 7 days.
Example #2…If you look at the spread sheet below, let’s say Vanderbilt Country Club which shows 2 new listings and 1 sale. Just a quick look at the Vanderbilt document will show you what these were.
While the overall economy seems to be under distress, I feel that things will get a little better for the sellers as Lennar Homes proceeds to build out of Heritage bay. Expected turnover late 2011 to First quarter 2012. That window will close as they proceed to launch Treviso Bay, converting it from a TCP course to Bundled Golf. Don’t forget that they purchased the original note from the Bank at 10 cents on the dollar!!! I have always had the benefit of complementary golf with this developer.

Back In The Saddle! Bundled Golf Naples FL Weekly Real Estate Reports
I am about 60% of the way through rehab regarding the hip replacement, and I have just been notified by the makers of Wyldfyre Real Estate software that they have finally fixed the problem that has kept me from sending these regular reports out. I managed to keep these reports going consecutively for about 314 weeks, except for the hip replacement of October 2010. Thank you for everyone’s patience, and I really appreciated that these reports were missed.

Bundled Golf Naples FL May 31st Weekly Real Estate Report & New Trivia Question
New listings and new sales were just about balanced for the week, and if we can see a 6 to 8 week period of this kind of equilibrium, it would auger well for pricing. A little good news, at least for this week!

There were only 4 closings reported for the week just ended. The lowest was $99,900.00 at Glen Eagle CC. This was a non-golf unit.

Bundled Golf Naples FL Real Estate Update
I have only missed preparing this report one time in 4 years that was the week of my hip replacement surgery. The list of subscribers keeps growing, and my business is prospering. A very special thank you for all the referrals! I could not imagine what it’s like to not have that steady source of introductions.
We are approaching a shift in the sands. Some communities are experiencing a surge in activities, and a proportional reduction in inventory levels. The 2004 boost in pricing started south at Cedar Hammock, and Naples Heritage. Pelican Bay seems to be ahead of the curve, with selection is becoming very limited. Naples Heritage, Cedar Hammock, and Heritage Bay all have very limited inventory. Other communities are lagging in sales, such as Forest Glen, Cypress Woods and Vanderbilt Country Club. REMEMBER A RISING TIDE RAISES ALL BOATS.

Please note that the 21 new listings by far surpassed the net sales for the week, therefore there is still some downward pressure on pricing. My intuition tells me that the condos are closer to the bottom than are the carriage homes, verandas, detached villas, and single homes. If you are planning to trade up, I have an AP for that.
