Golf Communities Resales & Active Listings in Naples FL
Inventory levels continue to fall across all 11 Golf communities that we monitor because sales continue to outpace the number of new listings. What happens in one community really affects all the communities, like the global economy. For instance, if there are a few “extra sales” say at ABC golf course that allows prices to go up a little bit. If they raise more than a little, then what happens next is sales switch off to some of the other communities. Like the water table, things even out after a while.

There is some very good news in the table you see below. Sales exceeded new listings by a wide margin. As usual, you have to look behind the numbers. I did. Here is what is very interesting
1. There were 5 listings added at Heritage Bay by Lennar Homes for unsold, and as yet un-built homes. That gives the sales figures the widest gap over new listings we have seen in years!
2. The bulk of the inventory in the “Bundled Gold” category is comprised of condos with covered parking. About 55% of the inventory fits this category

It is been a very busy week for the housing market here in Naples FL. The snowbirds are beginning to migrate back up north and the roads have a little less traffic. Inventory is down about 5% from last week.

Sales were very very upbeat, 24 units up from 16 the previous week. New listings of 15 down from 20 last week.
Before we get into trivia, how about the Florida Gulf Coast University men’s basketball team! Giving SW Florida some great publicity as the only 15-seed ever to make the Sweet 16 in March Madness! There’s not a channel on TV that’s not talking about this amazing story.

Private & Bundled Golf Communities in Naples FL | Sales and Active Listings
Notwithstanding the Naples Daily News headline, Real Estate is very local, even within certain markets like Golf Course Communities, even within any one development. Condos may be slower selling, depending on what else can be substituted. What is the price differential between a condo and a Veranda, between a Carriage Home and a villa? The sales below are a direct reflection of these mini decisions made collectively by the buying public. Cypress Woods had 5 units sell this past week, Vanderbilt Country Club had 3 sales,yet there are several ZEROES in the table below.

Naples FL Golf Communities Real Estate & Where Am I Now?
This was another blockbuster week for sales activity. 23 sales versus 17 new listings. The smaller units 1,100 to 1,300 square feet have not been picked up yet. My best guess is that they will (a rising tide lifts all boats), but it will require more price differential. Either they will come down, or the larger units must come out to create that larger void.
