Bundled Golf Communities, Naples FL Weekly Update

A few observations for Bundled Golf Communities in Naples Florida:

1. Glen Eagle has been added to the list, so comparing Active listings , the comp number should be 248 (arrived at by subtracting 58 Glen Eagles from the total). That is a 22% increase in units, not an insignificant number.
2. Heritage Bay has sold over 210 units for calendar 2010 year to date.  This is significant because it puts them into a sold out position for winter 2012 which will remove a lot of downward pressure on prices.

HIP REPLACEMENT and 2 Weeks of Sales Data

This is the first time in 6 years that I miss publishing the bundled golf report. It appears that inventory has taken a tweak upwards, resulting in continuing downward pressure on pricing. We are very near the bottom especially on condos.

Lots of comment last week (2 weeks ago) about the statement I made about the results of the election being important. I didn’t think that I crossed the line, some of the readers did.  Therefore I will do 2 things:

1. Stay out of the political limelight, and
2. Eliminated a number of readers.

I will be back from THE MOORINGS rehab center, which I would use again if needed and highly recommend. They are fantastic!

Weekly Bundled Golf Communities Property Updates, Naples FL

Glen Eagle Golf & Country Club has been added to the “menu”. This is my assistant, Liz Yezzi’s, home course.

Existing inventory increased by 11 net units, and with the addition of Glen Eagle, jumped from 226 units last week to 289.  Hopefully the election results will put an end to the slow but steady downward pressure on housing prices. DON’T FORGET TO VOTE!

Laces of Love is dedicated to providing new shoes (mostly sneakers) to needy children of Collier County. 100% of their funding is used to purchase these shoes, and the rest is provided by volunteers who deliver the shoes to the 1000′s of needy children. There is no % for overhead.  For the cost of a snack at the 9th hole, you change their lives, these little guys and girls cannot fall asleep when they get their shoes. Most of them HAVE NEVER OWNED A NEW PAIR OF SHOES!! NEVER

How is that Hope and Change working out for you?

The sellers environment is still under some pressure, due to an increase of 11%  in available units (Bundled Golf). We did have a spurt in late Spring 2010, which actually encouraged people to purchase upgrading within the development (not just in your own community), and now they have a need to sell.  Look at it this way: a pendulum which swung way out (high prices 2004 2005) that began to correct in 2006, and here we are in 2010, and there is no doubt that it has gone too low. In many cases, properties are selling for less than their replacement BRICK AND MORTAR costs.

Bundled Golf Communities, Naples FL – Air Conditioning Tip

This is not TRIVIA. Some friends at Vanderbilt Country Club replaced their Air Conditioner with a great high efficiency unit about 5 or 6 months ago. This was the Mercedes of systems, we all watched as they installed a larger concrete pad to hold it!  There were some MOLD issues…………Today, another vendor analyzed the duct work ( adequate for the original systems installed by the developer) and found that it was too small a diameter for the new system…….all ductwork is being replaced as we speak, and then the residence will need be treated for MOLD. WOW! Always something to learn.

The sales report has an added twist by way of a new column “Furnished” or “Unfurnished”. This was done in response to an inquiry by one of our readers. Please note the growing inventory, we touched the low 201 or 202 about 3 months ago, before the summer of recovery.

LABOR DAY REPORT

More than 4480 PGA-staffed facilities participated in the third annual Patriot Golf Day® in 2009 raising $2.5 million. That number is expected to hit over $3.0 Million this time around. All 6 of my Bundled Golf courses ran a full complement today.

This is the first time since 2006 that Forest Glen has less than 50 properties available through the MLS. Vanderbilt Country Club is holding steady at 30 units. Prediction is that Naples Lakes still has another 5% drop in median prices to go.

The recent housing report showed a 27% decrease in house resale nationally. Two parts.

1. Was this unit based or $ volume based?   1 dozen golf balls to the first winner
2. Based on these facts, why am I so busy?  No prize on this one

Winners and losers for the week.

Forest Glen is beginning to digest the inventory as they reinvent themselves as Bundled Golf for the more accomplished golfers.

Cedar Hammock is seeing a rise in inventory, due mostly to the steady increase in list price as well as selling price. This will be auto leveling. I guess there are golf scrambles at all courses for the weekend.

The folks who are here mostly year ’round are starting to come back from the familial visits and reunions, The 8 monthers will be starting to trickle by for Labor Day. Interest rates are down, as are prices. It is a wonderful time to buy here in Naples. That is of course a double edged sword!
