The correct answer is – Heritage Bay

Heritage Bay delivered 251 new units in 2010 (built by the developer, Lennar Homes). The contest was specific to resale pre-owned units, and that number was 52, therefore there are 303 new owners on the roster.

Golf Trivia Question – The Winner is…….

The Winner is Ray Bauman by 5 minutes. Congratulations!

The question was: Who did Tiger last defeat to win a major title?

Answer: Lee Westwood and Rocco Mediate for the 2008 US Open. This was almost correct. Lee Westwood was tied with Tiger, 1 stroke behind Rocco Mediate, going into the 18th hole. They both had birdie putts, Lee Westwood lipped out and Tiger’s shot went around, but barely dropped in. That created the 18 hole playoff between Tiger and Rocco. Incredibly, they finished tied. Tiger Woods won the 2008 U.S. Open on the first sudden death hole (hole seven), scoring a par 4 to Mediate’s bogey 5. See more details.

Another Trivial Pursuit – Bundled Golf Courses in and around Naples FL

Tiger Woods recently lost in sudden death to Graeme McDowell a week ago Sunday. He has many sudden death wins. Question for the week. Who did Tiger last defeat to win a major title? One sleeve of  Golf balls for the first correct answer.

The inventory is growing; we reached 337 units, up 10 from the previous week.  This remains a Buyer’s Market. There are signs that we are pretty near the end of the fall, and approaching some stability perhaps in the late Spring.

Based on the number of responses I get back this report is important to many of you.  These responses are very favorable about 95%. I provide an unsubscribe button for the 5%, and we gain more new readers than we lose.

Last week must have been a great one with 61 e-mails. Thank you all for the overwhelming response from last week’s e-mail! Unfortunately, I still haven’t been able to determine the winning answer yet. That and also watching the Jets lose to the Patriots. One thing that has happened was 3 of my clients decided to reduce their listing prices and we have already secured a contract on one of them.

For those of you possessing 2 golf properties, please remember that waterboarding has always worked! We added net 4 inventory, sales went from 7 units last week to 2 this week, and we had 14 price decreases. The attachments have specific information about your golf course, and I have even more details available for those who want to sift.

Holiday Contest – Bundled Golf Communities, Naples FL

I hope you enjoyed a happy and safe Thanksgiving weekend with your family.

To celebrate the start of the holiday season, I’m giving away $500.00 to the winner of this week’s trivia question. The stakes are raised, but the answer is more ambiguous than previous weeks’.

Situation:
A prospective seller is presented a Comparative Market Analysis (CMA), which shows the realistic pricing options for their home based on 90 days of actual sales data from similar homes (size, location, upgrades, etc.). Let’s say the numbers indicate a selling price range of 275-280K, but the seller insists on listing their property at 310K, leaving little hope for the home to sell within a reasonable time period. Because the price of an item does not affect supply or demand, an item priced 10% above market value will probably never sell. In turn, we both become frustrated; the seller lists the property elsewhere, receives an offer of 260K, and accepts it. The seller loses on the sale price, and I lose the sale. We all lose.

So I’m asking you to send me a great idea, to help me find an innovative solution that helps me avoid the aforementioned problem by MOTIVATING sellers to reasonably price their listings. And why not? After all, this will help them sell their property faster!

Be creative, this could mean supplying me with a new marketing technique, or maybe even a guarantee of sale. Think of a system, or a solution. You decide how you want to win the $500.00

Bundled Golf-Financially Secure Golf Course Communities in Naples Florida

There were 12 new listings, almost offset by the 11 sales for the week. A well balanced market would result if we could drop the inventory to 275 units, and anything under 240 (5%) would result in RISING PRICES. In the meantime, we have to play the cards in our hands. If everyone on this list would talk one friend or relative into buying a bundled golf course property, that alone would wipe out the inventory. Bundled Golf Communities are still the safest, most financially stable golf course investment in the Naples FL area.
