There are a number of conundrums (word of the week) that come up. I am looking for an explanation of this one. (free sleeve Nike Ignite “Bear” balls) for the best answer that is voted on by you the readers of this blog. Here is the paradigm:

New construction residential stats………………REPORTS MARCH AS HIGHEST IN 38 MONTHS. That is good news?

New Foreclosures FILINGS …………………… MARCH THE HIGHEST IN 5 YEARS. That seems like bad news.

Bundled Golf Communities Update, Naples FL

This is the first time in 3 years that I did not get the Bundled Golf report out on time. Just got back from New Orleans visiting my Grandson.

To those of us who knew Christian at the Vanderbilt Country Club pool, he is well and says hello to all through a video taken at Naples Beach.

Real Estate continues to be pressured by inventory so it is still a good time to trade up to a larger unit. I will update this again on the weekend. Here is a summary report.

Bundled Golf Communities Naples FL – Weekly Update

The roads are less traveled, and we can now move around at a more leisurely pace. There are still many buyers, both domestic and foreign, the Canadians with their high priced dollars in particular have been very active. There are still more new listings than new sales, so that will continue to apply downward pressure on pricing. However, different segments of the Bundled market at various communities behave differently. I make the comparison to the different Dow Jones components vs. DJIA.

The key indicator for all of these communities is pricing at Heritage Bay. The 3 new listings were at the upper end of pricing, the 2 sales were at the lower end(per square foot). As these prices go up, if they go up, that would allow the developer to raise their price points.

Condos……$150,000.00

Verandas….$212,000.00

Coach………$270,000.00

Villas………..$435,000.00 (with pool and spa..SOLD OUT)

Estate……….$560,000.00 (3 car 2800 to 3000 feet)

Bundled Golf Communities Naples FL. Weekly Highlights & Reports

The sales pace is still brisk; however the pressure on prices is not abating. For those seeking to UPGRADE to a larger unit, the timing is perfect. Call or contact me to discuss this strategy.

Highlights:
Active properties are still higher than optimal levels needed to maintain price stability.  Interest rates are still very favorable, for the time being; Forest Glen and Naples Lakes have the highest inventory levels, and will have the most downward pressure, followed by Vanderbilt Country Club.
