Bundled Golf Communities Naples FL – Weekly Highlights

Highlights for the week:

1. Inventory levels hit the 200 mark (even) as a result of 7 sales, 9 new listings and 5 cases of “waterboarding”
2. Heritage Bay is down to 8 resales. This is significant to all of thinking of buying, or selling a bundled golf property.

“Waterboarding” will probably not make Harvard Business School Case Study, however, it is interesting. A Seller started to “sell” in 2007, asking $685000.00 He/she (shall remain anonymous) turned down an all cash offer of $499,000.00 in late 2008, with a statement made loud and clear, we don’t have to sell!! Well finally the other day, they accepted $350,000.00 and were very eager about not losing the sale. This unfortunately happens with alarming frequency, mostly to people who don’t take my advice.

This has been the second best quarter ending March of this year that I have ever had. Thank you to those of you who have made it possible!

Bundled Golf Naples Florida Update

These communities have emerged as the financially stable, and most fiscally sound of the golfing communities. This was a very brisk sales week, across the board, reducing available inventories to 204 (remember this is roughly 5% of 4800 units) Vanderbilt Country Club led the way with 4 sales. This was somewhat offset by 3 new listings, none the less, a very strong showing  Across the board, Condominiums (TERRACES, WATERFORD etc) make up a disproportional share of this inventory; net result of this is downward price pressure on the condos.

For instance, 8 of the 11 price reductions were taken by the Condominiums. The overall market is very healthy, and will achieve stability when total inventory drops to 175 units (a 13% drop)

Highlights for the week:

1. Inventory is holding steady at 210 units, the bulk of it in the condos
2. Vanderbilt led the way with 3 sales, offset by 3 new listings
3. The lower priced condo units have come off their lows set in 2009, and are pushing $101.00 per square foot at Forest Glen and at Heritage Bay
4. Heritage Bay is down to 12 inventory units (that is good for the whole market)

THE HAVES vs THE HAVE NOTS, Bundled Golf Communities, Naples FL

Has anyone had any luck at all? We have been searching for some of that global warming, so far, not even a close call! The boys of summer have arrived to Southwest Florida, and everyone is trying to sit on the sunny side of the stadium.

Inventory is holding steady, week after week, going up or down by a few, at the 210 unit mark. That level will continue to pressure prices downward, and that a reduction to about 170 units is necessary for relief from the pressure.

For those of you trying to upgrade, then think in terms of selling quickly, take a small lump now and you will more than make it up when you become a buyer. I can “off the record” give you names of those that HAVE taken that advice, and those that HAVE NOT. The HAVE NOTS are not as happy as the HAVES.
