Heritage Bay has slowly begun to increase their price points, and that will release some pressure for all. Condos are still about $110 to $119 depending on the golf course.

Bundled Golf Communities, Naples FL – Weekly Update

Welcome to the most informative Real Estate Blog regarding Bundled Golf Courses in the Naples FL area. I have included below all of the detailed reports for each of the 6 leading Bundled Golf Communities in South West Florida. The trend line that became barely visible over the last two weeks has become a little clearer. The “Real Hot Deals” are slowly receding into your rear view mirror. Prices are not, I REPEAT< NOT, increasing. They have stopped falling.

Inventory has dropped from 238 units to 226 last week, and down to 218 for this week. Seven (7) new sales only six (6) new listings. There is still a lot of downward pressure on the condominium sector, whether they are called Waterford, Terraces, Coaches, that section is over inventoried and will see an average decrease of 10% in value, until the 2 bedroom units hit $150,000.00 As these begin to revalue, and sell, this will free up the owners to upgrade. Like trading in a car, the important number is my car plus how much?

Happy New Year! Bundled Golf Communities Weekly Report – Naples FL

This past week was unusually active for showings, contracts and general interest in Bundled Golf Properties. Heritage Bay has 4 x 12 unit buildings under construction/and or in permitting, as well as 2 x 30 unit elevator buildings. They are not just practicing!  The number of active listings has dropped from 238 to 226, distribution weighted heavily towards the condominium products.

There were 5 net sales, plus 3 contingent contracts versus only 2 new listings. I have attached the individual communities moving 3 month averages.

I have attached a “listing history” file called Hogs Get Slaughtered. This is a real time file on a real property that is only worth $325,000 in this market. IT IS BEING AUCTIONED ON THE STEPS TODAY. It is my goal to keep my clients out of this mess.

The subscription to this weekly report continues to grow, we add about 8 new ones every week, and lose 2 or 3 as people exit the market as sellers and/or buyers. The really, really deeply discounted deals are now in the rear view mirror, and the road ahead looks stable. A rule of thumb appraisal is 2001 pricing, and that will get you within 2% of market value.
