Golf Communities Resales & Active Listings in Naples FL

Inventory levels continue to fall across all 11 Golf communities that we monitor because sales continue to outpace the number of new listings. What happens in one community really affects all the communities, like the global economy. For instance, if there are a few “extra sales” say at ABC golf course that allows prices to go up a little bit. If they raise more than a little, then what happens next is sales switch off to some of the other communities. Like the water table, things even out after a while.

There is some very good news in the table you see below. Sales exceeded new listings by a wide margin. As usual, you have to look behind the numbers. I did. Here is what is very interesting

1.    There were 5 listings added at Heritage Bay by Lennar Homes for unsold, and as yet un-built homes. That gives the sales figures the widest gap over new listings we have seen in years!

2.    The bulk of the inventory in the “Bundled Gold” category is comprised of condos with covered parking. About 55% of the inventory fits this category
