Bundled Golf Communities Weekly Update, Naples FL

No one got the answer on sprinkler heads. There are 14,000 not counting the ones on the golf course. As for the course that robbed us of the most balls, I am waiting for clarification from the owner of Golf Balls Galore on J & C Boulevard, where ( a plug for Larry, the owner) you have access to the finest selection of new and PRE LOVED golf balls in the area. www.GolfBallsGalore.com

I am waiting for a creative bolt of lightning to formulate the next trivia question, so on to business. Heritage Bay will be sold out in 24 months, and as of right now, there are no planned Bundled Golf Courses on the drawing boards. There is no entitled land that will come together at the right density…………..that means that we who own will have a scarce resource down the road.. Summer business has been very slow, and it is all about price at the moment.

State of the golf course communities: These 6 are all very healthy financially, especially when compared to the “private course”. The financial responsibility is shared among the 800 shareholders.

Trivia question. HOW many sprinkler heads does the average bundled golf course have (CLUE IT IS IN THE THOUSANDS). First response within 500 heads gets a round of golf at Heritage Bay (winter time!! for 4 players)

Buying a house is still a very bad deal at the upper range of the neighborhood you might be considering, but it does make sense to buy at the relatively bottom end within the community where prices have already fallen into line with salaries and rents. Check whether you should rent or buy in your own area with this NY Times Calculator.
 
Annual Rent / (divided) by Price ) >than 6 times. Example 2 Bedroom 2 Bath condo at 150,000.00 X 6%=$9,000.00 That confirms that these are priced correctly. I thought that was very interesting.

Bundled Golf for the Week, Plus Other Newsworthy Items

Last week was the first missed report in 3 years, thanks to a Canadian flu bug. I was away for a week, and came across some food for thought.

There is more to using the English language than just words it is the underlying culture. DO NOT PRESS #1 for English. Canada has chosen to be a mosaic; the USA has always been a Melting Pot. There is a direct parallel to the immigration debate in Arizona. Read on Quebec separatists.

Inventory seems to be building again in Forest Glen and Naples Lakes, which will put additional pressure downwards on pricing. The rest of the communities have stayed right at par, the basic units 2 bedroom 2 bathroom condominiums right at $150,000, with premiums for dens, ends, and upper floors.

Sunday’s Naples FL Daily News

Sunday’s Naples Daily News offered some sage advice. Don’t shop for a home on price alone, instead judge properties on what suits your needs, and then determine a fair purchase price through a vigorous analysis of recent sales. (Example, this report) Even though the market has changed and continues to change, these fundamentals will always apply. This report is intended to give you that basic knowledge.

Total units in each of these communities are approximately 800 condos, carriage homes, homes with pools (villas, twin villas etc) and estate homes. A quick glance is very revealing; Forest Glen and Naples Lakes each have about twice the inventory as do the others. A prospective buyer or seller needs to answer the question, why?  These 2 are feeling downward price pressure and buyers and sellers should formulate different strategies.

Cedar Hammock, Forest Glen, Heritage Bay, Naples Heritage, Naples Lakes, Vanderbilt Country Club WINNERS AND LOSERS

Inventory levels have crept upwards slightly. Forest Glen has continued to add units, hitting the 60 level for the first time in months. Looking between the “ropes” however, we see that Vanderbilt Country Club has reduced to 31 units, 18 of these are Condos (covered parking). The condo category is still undersold.

Heritage Bay is still the 400 pound gorilla in the room. Heritage Bay has more short sales appearing every week, and they are being snapped up at the $140K level. I believe that the physical proximity to Vanderbilt Country Club added to the inventory levels there. Prices have been ticking up at Cedar Hammock and Naples Heritage, with the bellwether 2 bedroom/2 bathroom units fetching $170,000. Amazing, because those units are smaller in square footage than the same units at Vanderbilt County Club.

Did You Know? Bundled Golf Communities in Naples FL

The big board (NYSE), NASDAQ and the entire securities market is smaller than the entire Real Estate market in the USA, by a factor of 15 times smaller! A good trivial pursuit factoid to remember. This market is very segmented and local in nature. Foreclosures are expected to stay above 2.5 Million foreclosures annually throughout 2010, and to RISE in 2011. So what does that do to prices?

In a nutshell, it depends what floor you are on, and which segment of the market you are in. In fact, Cedar Hammock has shown some robust gains in price per square foot, 2 bedroom condos closing at $170,000.00. Forest Glen on the other hand is showing an incremental increase in available inventory, thereby pushing prices down.
